Core Mechanical started as a family-run business in 2011 working on heavy industrial piping systems. Early on, Core asked one simple question: What if the true power of model-based construction in the industrial sector was transferred to the residential, commercial and institutional sectors? This development is a nine-story social/affordable housing project, delivering 112 units. It is aiming for a “Passive House” certification with many sustainability features and an energy-efficient design.

The six-storey wood frame holds 226 units and is designed to be rental homes. This project is built in blocks with a design to reduce shadowing and impact on neighbouring homes while maximizing housing capacity.

Zymeworks is a five-storey, 82,000 sq. ft. biopharmaceutical facility that includes 15,000 sq. ft. of advanced lab space. Purpose-built to combine office and laboratory environments, the building supports groundbreaking research and innovation in the life sciences sector and anchors East Vancouver’s growing biotech community.

Midtown 4 is a six-storey mixed-use development with 65 residential units. Built under the Heritage Revitalization Agreement, the project retains and incorporates two heritage buildings, blending historic character with modern architecture to enrich the streetscape and preserve the neighbourhood’s cultural identity.

Located on Mariner Way, the Austin Works Yard redevelopment brings major improvements to Coquitlam’s municipal services. The project delivers a new fleet maintenance building, expanded yard facilities, workshop-to-office conversions, and dedicated fleet parking and storage, ensuring the city is equipped to serve a growing community.

CFC4 is a 400,000 sq. ft. automated customer fulfillment centre developed for the Sobeys Voilà project. Situated in Delta, the facility uses cutting-edge automation to streamline grocery distribution, making it one of the most advanced fulfillment operations in Western Canada.

Rising 19 storeys next to Oakridge Centre, West 42nd is a striking residential tower that adds 215 new homes to Vancouver’s west side. Designed for contemporary urban living, the project places residents steps away from one of the city’s premier shopping, cultural, and transit hubs.

Nexus is a 10-storey mixed-use building located near St. Paul’s Hospital. Offering 102,000 sq. ft. of medical, office, and retail space, the development creates a collaborative hub for healthcare professionals, businesses, and the surrounding community.

This landmark project at Oakridge features a 22-storey residential tower with 187 units dedicated to social housing, alongside a five-storey civic centre. The civic centre will include a fitness facility, library, daycare, seniors’ centre, youth hub, performance venue, and artist studios, making it a cornerstone of community and cultural life.

Cellcentric is a state-of-the-art fuel cell lab and pilot production facility spanning more than 56,700 sq. ft. across two storeys. Designed to support hydrogen fuel cell research and manufacturing, the project strengthens the region’s leadership in advancing sustainable energy technologies.
