About Core Mechanical

We Don't Do Guesswork

Experience you can trust. Precision you can rely on. Relationships that last.

Our Story

From working out of a garage to setting a new standard in model-based construction.

Core Mechanical was founded in 2011 by Ryan, Justin, and Jim, working out of a 10' x 20' garage in North Delta. From the beginning, the idea was to bring technology and culture together — surrounding talented people with the tools, information, and support to take what they do to another level on behalf of our clients.

WE BUILD TRUST

GCs don't just judge us on the work — they judge us on how easy we are to work with. These projects can last for years, so when a GC chooses a mechanical contractor, they’re choosing more than who installs the work — they’re choosing who they’ll work alongside for a meaningful part of their career.

We believe those years should be productive, collaborative, and enjoyable. For 15 years, we’ve earned that trust by staying responsive, accountable, and proactive from day one through closeout, building lasting relationships alongside the systems we install.

WE KNOW THE WORK

Our experience lives in our people. From project management and coordination to fabrication and field installation, our team brings decades of hands-on mechanical experience to the job.

They’re trained, certified, and proven in their roles, with the depth of knowledge that comes from delivering complex projects year after year. From critical infrastructure to high-rise construction, we put people on your project who know the work, know what to look for, and know how to get it built right.

WE FOLLOW THROUGH

Reliability is doing what you say you’re going to do — and making sure there are no surprises along the way. Our teams plan ahead, communicate early, and take ownership of their scope from coordination through installation and closeout.

When conditions change, we respond. When there’s a problem, we own it. And when we make a commitment, we follow through. That’s how we keep our work moving — and help keep the entire project moving with it.

We don’t compromise

Our Values

Ownership Mentality

The best people do their best work when they’re trusted to make decisions. We give our teams the information, tools, and authority to take real ownership of their responsibilities and professional relationships. That means decisions are made by people who understand the project, responsibility stays close to the work, and our clients get a team that’s empowered to deliver.

Continuous Improvement

Improvement at Core is a discipline, not an intention. Our work is guided by written procedures that are reviewed with our team every month. Together, we identify opportunities to improve, set measurable goals, and follow through to make sure those improvements happen. It creates a culture where getting better isn’t occasional — it’s built into how we work.

Customer
Success

When a project is over, clients remember how it felt to work with us. That experience is built through thousands of interactions over the life of a job; how we communicate, how we listen, and how well we understand what matters to the people we work with. We stay curious, ask questions, and adapt to our clients because the experience we leave behind matters just as much as the work we leave behind.

ABOUT CORE

A Few Things GCs Ask Us First

We'd rather answer these upfront than have you guessing. If something isn't covered here, just reach out.

How do you handle small changes and extras?

We focus on the big picture. We don't believe in nickel-and-diming our clients over every small detail or burying the project in unnecessary paperwork. We take a fair, practical approach—solve the problem, keep the job moving, and build a relationship that lasts beyond one project.

What are your bonding capabilities?

Our bonding capabilities are 30 million dollars per project.

How much involvement do you need from our team day to day?

Our clients hire us to take ownership. We work directly with the design team to resolve day-to-day issues and find practical solutions without pushing every small decision up the chain. We keep you informed, document important decisions, and involve you when it matters—without adding unnecessary noise.

How do you manage your subtrades?

We manage the entire mechanical scope—including our subtrades. We maintain detailed schedules and regularly review progress, manpower, procurement, upcoming milestones, and potential risks with each subtrade. Issues are identified early and addressed before they impact the overall project schedule.

Do you model the entire mechanical system?

Yes. We create a complete, coordinated mechanical model that includes the work of our subtrades. Our models are developed by Red Seal-certified tradespeople with real field experience, and we train our subtrades to access and build from the same coordinated model on site. The result is better coordination, fewer field conflicts, and a system that's designed to actually be built.

How do you keep commissioning and turnover on track?

We plan for commissioning from the beginning—not at the end. A dedicated commissioning manager tracks documentation, submittals, start-ups, and closeout requirements throughout the project. We coordinate our subtrades and equipment suppliers early so systems, people, and paperwork are ready when they're needed—helping prevent last-minute delays and keeping turnover on schedule.
