1. BUILDING INFORMATION MODELING

BIM & VIRTUAL DESIGN AND CONSTRUCTION

One of Core Mechanical's key strengths is our expertise in Building Information Modeling (BIM) and Virtual Design and Construction (VDC). For over 15 years, Core has developed fabrication-ready models that translate directly from the model to the shop and field. Using detailed 3D modeling, we plan plumbing, HVAC, and fire suppression systems before installation—identifying clashes, improving constructability, and reducing costly field changes.

Our models are built with field experience behind them. Our Red Seal-certified modelers have decades of on-site experience, creating coordinated systems that are practical to fabricate and install.

We don't just create the model—we build from it. Every member of our construction crew, from apprentice to foreman, has their own tablet with direct access to the coordinated model. From fabrication through field installation, everyone works from the same model.

2. CONSTRUCTION DIVISION

MECHANICAL CONTRACTING START TO FINISH

Core Mechanical's Construction Division delivers large-scale mechanical contracting services for commercial, residential, and institutional projects. Our experienced estimating, project management, procurement, and field teams work together from planning through completion to keep projects coordinated, on schedule, and on budget.

Our strength is our people. Our construction teams include licensed professionals in plumbing, pipefitting, heating, and air conditioning, backed by experienced supervision with a proven track record of successful projects, and trusted specialists in sheet metal, insulation, and controls.
From bid-and-spec and negotiated work to design/build and design/assist, we take a flexible, collaborative approach—working closely with clients and design teams to improve schedule, control costs, and deliver high-quality mechanical systems from start to finish.

3. PRE-CONSTRUCTION SERVICES

DESIGN ASSIST & DESIGN BUILD

Core Mechanical's Design Assist and Design Build approach is focused on delivering greater value, cost certainty, and efficiency from the earliest stages of a project.

Our Design Build team works closely with clients to develop mechanical systems that meet their requirements for comfort, quality, performance, and budget. By becoming involved early, we can evaluate options, improve constructability, and establish budgets before the building design is finalized.

Through a Guaranteed Maximum Price (GMP) approach, clients gain early visibility into project costs, including engineering, construction, and project management. Our team collaborates with the client, consultants, and project stakeholders to ensure the mechanical design remains aligned with the approved scope and budget.

4. IN-HOUSE FABRICATION

PRE-FABRICATION

Core Mechanical's 20,000 sq. ft. bonded fabrication facility allows us to move more work off the jobsite and into a controlled environment—improving quality, consistency, safety, and productivity while reducing on-site labour and installation time. The facility also gives us the ability to procure and securely store long-lead materials and equipment in advance, helping manage supply-chain risk, upcoming price increases, and project schedules.

From model to shop to field. Working directly from our coordinated BIM models, our skilled tradespeople prefabricate piping assemblies, equipment connections, and custom mechanical components before they reach the jobsite. This integration between BIM, fabrication, and our field teams helps identify challenges early, reduce material waste, and streamline installation.

How do you handle small changes and extras?

We focus on the big picture. We don't believe in nickel-and-diming our clients over every small detail or burying the project in unnecessary paperwork. We take a fair, practical approach—solve the problem, keep the job moving, and build a relationship that lasts beyond one project.

What are your bonding capabilities?

Our bonding capabilities are 30 million dollars per project.

How much involvement do you need from our team day to day?

Our clients hire us to take ownership. We work directly with the design team to resolve day-to-day issues and find practical solutions without pushing every small decision up the chain. We keep you informed, document important decisions, and involve you when it matters—without adding unnecessary noise.

How do you manage your subtrades?

We manage the entire mechanical scope—including our subtrades. We maintain detailed schedules and regularly review progress, manpower, procurement, upcoming milestones, and potential risks with each subtrade. Issues are identified early and addressed before they impact the overall project schedule.

Do you model the entire mechanical system?

Yes. We create a complete, coordinated mechanical model that includes the work of our subtrades. Our models are developed by Red Seal-certified tradespeople with real field experience, and we train our subtrades to access and build from the same coordinated model on site. The result is better coordination, fewer field conflicts, and a system that's designed to actually be built.

How do you keep commissioning and turnover on track?

We plan for commissioning from the beginning—not at the end. A dedicated commissioning manager tracks documentation, submittals, start-ups, and closeout requirements throughout the project. We coordinate our subtrades and equipment suppliers early so systems, people, and paperwork are ready when they're needed—helping prevent last-minute delays and keeping turnover on schedule.
